Lighting Audit and Maintenance
One of the primary concerns of all building managers is the exterior appearance and security of their property. Maintaining a positive exterior appearance and a well lit site is one key to the overall success of any business location. Additionally, providing a brightly lighted site is essential to the security of those who use the facility. If we acknowledge these statements as true, how then can we assure that we have addressed the routine problem of non-functioning lamps and fixtures at your building site?
A monthly site lighting audit and programmed replacement of non-functioning lamps, ballasts, igniters and capacitors by Atkins & Stang Inc. will reduce the concerns associated with these problems. This monthly lighting audit will routinely identify any problem areas in the lighting system and put in place a method for immediate repair or replacement of defective units.
The first task that Atkins & Stang Inc. will undertake is to create a drawing of the existing facility that clearly identifies the location and electrical characteristics of all building exterior lights and their control. This drawing will then become the basis of communication for all future repairs and maintenance. Creation of this drawing will allow for efficient repair of non functioning fixtures and reduce the need for multiple visits on a single repair.
Each month, on a fixed schedule a nighttime audit of the facility will be performed. Any non-functioning light sources will be identified for repair on the site drawing and a report will be generated that allows the building manager to pre-approve any work that needs to be accomplished.
Once the order to proceed with repairs has been issued, Atkins & Stang will send a qualified electrician along with the appropriate bucket trucks, ladders, tools and material necessary to perform a timely and efficient repair of the non-functioning fixtures.
With this process formalized and implemented, the building owners, managers and those who use the facility can rest assured that both the professional appearance and security lighting will always be kept at optimal levels. The owners’ site lighting concerns will have been addressed through the use of a proactive maintenance tool.
What will the program cost?
Atkins & Stang Inc. offers two levels of commitment to this program. There is a Premium Lighting Audit and Maintenance Program and a Standard Program. Both Programs require Atkins & Stang Inc. to perform the initial setup of the site lighting drawing. This must be done in both programs so that we may effectively communicate on the problem fixtures and reduce the overall costs of repair. From this point forward the programs differ. The Premium Program requires Atkins & Stang Inc. to perform the monthly audits for a fixed fee and report non-functioning lights to the building manager. Repair costs will be as established on a fixed schedule and performed when authorized by the appropriate personnel.
The Standard Program requires the building manager to appoint someone from within their organization to perform the monthly audits and identify any non-functioning lights on the initial site setup drawing as prepared by Atkins & Stang Inc. The building manager will then communicate to Atkins & Stang the appropriate information about any non-functioning lights. Repairs will be made on a Time and Material basis with a 3 hour minimum billing on the labor and appropriate bucket truck.
